How accurate is it?
The Matterport Pro3 is a LiDAR-assisted camera; Matterport specifies its accuracy at approximately ±20 mm at 10 meters (about three-quarters of an inch at 33 feet), with typical measurement error in a well-scanned room under 1%. That is documentation and design grade: right for floor plans, takeoffs, layout, estimating, and progress records. It is not a licensed survey, and critical dimensions should be verified before fabrication. When a project needs survey-grade or stamped work, we tell you and hand your surveyor or engineer clean data.
Who owns the scan and the files?
You do. Every deliverable (plan, photos, the exports you ordered or that come with the package) is delivered to you and is yours to keep and reuse. The interactive walkthrough runs on the Matterport platform and depends on hosting; a downloadable copy of the model data comes with the E57 or MatterPak export, which is included with Proof of Conditions and an add-on elsewhere. We keep an archival copy so we can re-issue files or re-activate hosting on request, and we never publish or share a job without written permission.
What is hosting, and why is it separate?
The interactive walkthrough link runs on the Matterport platform, which charges for every active space. Your link is live free for 90 days after delivery; after that it is $19 a month, cancel any time, or $199 a year with two months free. Your files do not depend on hosting. If you let it lapse you still have everything, and we can re-activate the link later.
How private is the link?
As private as you want it. A walkthrough can be shared as a private link for named users, a password-protected link, or an unlisted link that works for anyone who has it; we set it the way you ask and change it when you ask, and we unpublish it on the date you choose. Embedding on your own site uses an unlisted link. We scan around people, blur faces and sensitive items on request, and never sell or share data with anyone.
How fast is turnaround?
Quotes within one business day. Scheduling is usually inside a week, often faster. Deliverables arrive within 72 hours of the scan; 48-hour rush is available for a flat add-on, and Proof of Loss targets on-site within 24 hours of a confirmed request on business days.
Where do you travel?
Seventy road miles from Luther is included in every price, which covers Red Lodge, Billings, Laurel, Columbus, and the Stillwater and Clarks Fork valleys. Beyond that we bill $1.25 per round-trip mile, waived for construction programs and multi-building days. Farther work anywhere in Montana or northern Wyoming is quoted as a day rate.
Is the documentation summary an inspection?
No. It is a dated, organized index of what the scan captured, room by room, with photos, meant to help you and your contractors plan and to fix what was visible on that date. It is not a home inspection, a condition assessment, a code review, or an engineering opinion, and it does not replace one. If you are buying a home and want defects found, hire a licensed home inspector; we will happily give them the walkthrough.
Do you adjust claims or give opinions on coverage?
No. Proof of Loss is documentation: an independent, dated record of the loss before demolition, with measurements an estimate can be built from. We do not estimate, advise on coverage or claim value, or negotiate with a carrier; a licensed public adjuster or your attorney does that. We hand them the record.
What does a progress record certify?
Nothing, on purpose. It documents what was visible on the date, with a side-by-side view against the prior visit, so the owner, the lender, and the subs argue from the same facts. Percentage complete, workmanship, and draw approval belong to your inspector, architect, or lender, who can work from the record instead of a truck.
Can you connect me with someone to fix what you found?
Yes. Our affiliated field-services company, Highline Field Services, can quote items from the summary within two business days, and we refer to other licensed local trades as well. The affiliation is disclosed in every engagement; you are never obligated to use them.
What does a Groundproof Record include?
The walkthrough link, the dimensioned plan, the photo set, the dated documentation summary, and a capture-scope note, packaged and delivered together so the whole team works from one record. Exports that come with the package or that you ordered ride along. It is the same set for every job; only the size and the exports change.
Can I use the walkthrough for a listing, my website, or Google?
Yes. Proof of Place is built for it: the walkthrough embeds on your website and in VRBO, links from your Airbnb listing and the MLS, and we can publish it to Google Street View so it appears on your business profile and in Maps. Hosting is free for 90 days and then continues under Keep It Live ($19 a month for a listing, $199 a year for a space that stays online), or under Standing Proof if you want the space re-captured every year.
Do you build websites?
Yes, around the walkthrough. Proof of Presence is the walkthrough landing page and grows to five pages; Proof of Presence Complete is the full business site with analytics, funnels, promotions, booking, and payment links; Website Care and Care Plus keep them running.

How are the plans priced?
By the work. Hosting a space costs us a platform fee and almost no time, so Keep It Live is $19 a month or $199 a year. Standing Proof adds one re-capture visit a year, priced like a Proof of Place capture at 20% off, plus the refreshed plan, photos, and tags that come with it. Standing Proof Facility hosts several spaces and adds a second visit for larger buildings. The comparison table under the plans shows the visits and the spaces each plan covers.
What happens if part of the building cannot be scanned?
We say so. The capture-scope note that comes with every Record lists the areas captured and the ones that were locked, occupied, or unsafe to enter, and we come back for a missed area at the re-capture rate rather than pretend it is in the model.
